Automatic address geocoding

Enter an address and Tivio geocodes it via MapBox. Map integrations work out of the box.

Landlord and agent assignment

Attach an owner to each property. Assign a property manager. Send portal invitations so landlords can access their dashboard.

Property health scores

See a 0–100 health score based on occupancy, financial status, maintenance backlog, lease stability, and profile completeness. Hover for a breakdown.

Documents tab

Attach deeds, insurance policies, inspection reports, or any file. View and download directly from the property record.

How It Works

Choose a property type

Click "New Property" and pick from residential, commercial, or specialty categories. The form adapts to show relevant fields.

Address and details

Fill in the address, bedrooms/bathrooms (for residential), square footage, parking, and notes. Upload photos and videos.

Landlord and manager 

Select an existing landlord or create one on the spot. Optionally assign an agent to manage day-to-day operations.

Monitor and maintain

Track occupancy status, view connected units and leases, check the health score, and manage maintenance requests from the property view.
